What's next for spring market in Birmingham?

Boehm Nolen
2025 is off to a fast start, and the real estate market in Birmingham and surrounding areas is buzzing with activity. Whether you're thinking about buying, selling, or just curious about what’s happening, here’s a local snapshot of what’s driving the market in these areas right now.

1. Inventory: Where Do Things Stand?

Inventory is still tight across the board, but there are some key trends in our local neighborhoods:

  • Mountain Brook: Known for its upscale homes and excellent schools, Mountain Brook remains a seller’s market. Inventory is tight, but high-end buyers are still actively looking in all areas.

  • Birmingham Proper: Birmingham’s housing market remains competitive, especially in sought-after areas like Redmont, Forest Park, Avondale, Crestwood and Highland Park. Inventory is slowly increasing, with more homes coming on the market in late 2024, offering more options for buyers.

  • Homewood: This family-friendly city continues to see strong demand, especially in neighborhoods like Edgewood and Hollywood. Listings here still go quickly, and homes priced under $500,000, while few and far between, are especially hot.

  • Vestavia Hills: With its growing population and excellent school system, Vestavia Hills has seen a steady rise in listings. However, well-maintained homes priced under $600,000 are still moving fast, often with multiple offers.

If you’re a buyer in these areas, it’s important to stay flexible and act quickly when you find a home that fits your needs. Sellers, take advantage of the high demand by ensuring your home is move-in ready and priced competitively.

2. Interest Rates: Easing the Pressure

Let’s talk interest rates and what they mean for the Birmingham area. Rates climbed last year, making affordability a challenge, but there’s good news:

  • Better Days Ahead: Experts predict rates could stabilize around 6% or lower later this year. This could make a big difference for buyers in markets like Homewood and Vestavia Hills, where affordability is top of mind for many families.

  • Buyer Behavior: In areas like Mountain Brook, where buyers often bring significant cash to the table, interest rates have had less impact. But for first-time buyers in Birmingham and Homewood, lower rates could open the door to more opportunities.

For buyers, this might be a good time to lock in a home before demand ramps up even more if rates fall. For sellers, be ready for a potential wave of buyers later this year as affordability improves.

3. Pricing Trends in Birmingham and Nearby Cities

Here’s the scoop on pricing across the Birmingham metro:

  • Mountain Brook: Luxury homes continue to dominate the market, with the average sales price exceeding $1,100,000. Buyers here value updated properties and walkability to  schools and villages.

  • Birmingham: The average sales price for homes in Redmont, Forest Park, Avondale, Crestwood and Highland Park is hovering around $458,800, with stable demand for both historic homes and new builds.

  • Homewood: Prices are holding strong, with the average hovering around $543,000. Homes in prime neighborhoods like Edgewood often sell above list price.

  • Vestavia Hills: The average sales price is in the mid-$600,000s, with steady appreciation as families flock to the area for its schools and community amenities.

Whether you're buying or selling, understanding the nuances of each area is key. Sellers in Mountain Brook and Vestavia Hills can benefit from high demand, while buyers in Homewood and Birmingham may find opportunities as more inventory comes online.

4. What’s Next for the Local Market?

The Greater Birmingham area is expected to see steady growth in 2025. Here’s what to keep an eye on:

  • Mountain Brook: The luxury market is thriving, but buyers are prioritizing move-in-ready homes. Sellers should focus on updating kitchens and bathrooms to maximize value. Call us before you take on any home improvement projects though.

  • Birmingham: Neighborhoods like Avondale and Crestwood continue to grow in popularity, with a mix of historic charm and revitalization drawing in buyers.

  • Homewood: With its walkable neighborhoods and vibrant community feel, Homewood is expected to remain a top choice for young families.

  • Vestavia Hills: New construction is helping to meet demand, but established neighborhoods remain hot with lower inventory.

If you’ve been waiting for the right time to make a move, 2025 could be your year.

What Should You Do?

Here’s my advice:

  • If You’re Buying: Focus on being prepared. Get pre-underwritten (if you dont know the difference between that and pre-approved, please reach out to us and we will explain) and have a clear sense of what you want in each city. Homes are still moving fast, so working with an agent who knows the area is a must.

  • If You’re Selling: This is still a seller’s market in many parts of Birmingham, Homewood, Mountain Brook, and Vestavia Hills. A well-priced, move-in-ready home will attract plenty of interest.
